We believe in a systematic approach that includes establishing land value based on local market real estate comparables and then outlining “best use” alternatives for any given piece of land. This enables us to benchmark the true opportunity cost and return on investment for a holding and recommended operational and transactional next steps for our clients. Typically, we also provide negotiation support services and financing structure in transaction situations.

Case Study

A Southern California Tribe had real estate holdings across the country. Blue Stone visited each site and conducted bottom up market value assessment of each property. One property included high end professional apartments in Washington, D.C. The Tribe was ready to sell then based on volatile occupancy, but after our team discovered that a change in the target market would provide more stability, and that the underlying property could be leveraged, the Tribe decided to reinvest in the concept in other cities.
